Terms for buyers

1. Who we are and what these terms cover

  2. These terms apply to anyone who browses the Service or registers a buyer account ("you"). Developers who list homes are bound by the Terms for developers instead.
  3. By using the Service or creating an account you confirm that you have read and accept these terms and our Privacy policy. If you do not accept them, please do not use the Service.

2. What ShowPage is

  1. ShowPage is an advertising portal for brand-new homes. Developments and property types are listed by the developers themselves, who are responsible for their content.
  2. We are not an estate agent, broker, mortgage adviser, solicitor or party to any sale. We do not act for you or for the developer, and nothing on the Service is financial, legal or investment advice.
  3. Prices, availability, completion dates, specifications, warranties, images and computer-generated renders are supplied by developers, may be indicative and can change without notice. Always confirm the details directly with the developer before making any decision.
  4. Mortgage figures shown on the Service are illustrative estimates based on the inputs you give. They are not an offer of credit and do not take your circumstances into account.

3. Your account

  1. You may create a buyer account to save developments and homes and, if you choose, to receive email alerts. You must be at least 18 and provide accurate, current information.
  2. You are responsible for keeping your password confidential and for everything done through your account. Tell us at once if you think someone else has used it.
  3. We may suspend or close an account, with or without notice, if it is used in breach of these terms, for fraud or abuse, or in a way that harms other users, developers or the Service.
  4. You can close your account at any time from your account settings or by contacting us.

4. Contacting developers

  1. When you reveal a sales phone number or use a contact link, you are contacting the developer directly. Any conversation, viewing, reservation or purchase that follows is between you and the developer and is governed by their terms.
  2. We record the fact that a number was revealed for a development so developers can see how much interest their listings receive. We do not record your calls or their content.

5. Acceptable use

  1. You must not use the Service for anything unlawful, to harass anyone, to send spam, or to collect data about developers, their staff or other users for marketing or any other purpose.
  2. You must not scrape, copy, mirror or republish listings or any part of the Service, interfere with its operation, or try to gain access to accounts, systems or data you are not entitled to.
  3. You must not misrepresent who you are, including by posing as a developer or as ShowPage.

6. Content and intellectual property

  1. The Service, its design, code, text, logos and data are owned by or licensed to ShowPage. Listing photographs, renders, floorplans and documents belong to the developers who supplied them.
  2. You may view and print pages for your personal, non-commercial use in considering a home. Any other use needs our written permission, or the developer's for their material.

7. Availability and changes to the Service

  1. We aim to keep the Service available but do not promise that it will be uninterrupted, error-free or that listings will be complete, accurate or up to date.
  2. We may change, suspend or withdraw any part of the Service at any time, including removing a listing or a feature, without liability to you.

8. Liability

  1. Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited or excluded by law.
  2. Subject to that, we are not liable for any loss arising from your reliance on a listing or any other content on the Service, from your dealings with a developer, or from any loss of profit, business, data or opportunity, however arising.
  3. The Service is provided free of charge to buyers. Our total liability to you for anything arising from your use of it is limited to £100.

9. Privacy

How we use your personal data, including the details you give when registering and your saved items, is explained in our Privacy policy. Our use of cookies is explained in the Cookie policy.

10. Changes to these terms

We may update these terms from time to time. The date at the top shows when they last changed. If a change is significant we will tell registered users by email or with a notice on the Service. Your continued use after a change means you accept the updated terms.

11. Law and disputes

  1. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute. If you live in Scotland or Northern Ireland you may also bring a claim in your local courts.
