Enter what your household earns and the deposit you have. The calculator applies the multiple lenders use, adds your deposit and shows the price you can look at and what the loan would cost a month.
Lenders start from a multiple of income and then check that the payments fit your outgoings.
Not directly: the loan is set by income. A bigger deposit raises the price you can pay and lowers the loan to value, which unlocks cheaper rates. A deposit under 5% of the price rules most lenders out.
Basic salary in full. Lenders usually count half to all of regular bonus, commission and overtime, and self-employed income from two years of accounts. Benefits and maintenance are taken by some lenders and not others.
It adds to your deposit, so it raises the price in reach and may improve the rate band. Lenders cap incentives (often at 5% of the price) and take them off the value they lend against, so tell your broker what is on offer.
