How stamp duty is worked out

Each nation taxes the slice of the price inside each band, not the whole price at one rate.

England and Northern Ireland (SDLT)
Nothing on the first £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above. A £300,000 home costs a mover £5,000. First-time buyers pay nothing to £300,000 and 5% to £500,000; above £500,000 the relief is lost entirely.
Scotland (LBTT) and Wales (LTT)
Scotland: nothing to £145,000 (£175,000 for first-time buyers), then 2%, 5%, 10% and 12% at £250,000, £325,000 and £750,000. Wales: nothing to £225,000, then 6% to £400,000, 7.5% to £750,000, 10% to £1.5 million and 12% above, with no first-time buyer relief.
Second homes and buy-to-let
An extra 5% of the whole price in England and Northern Ireland, 8% in Scotland and higher rates throughout in Wales. Replacing your main home does not count, and the extra is refunded if you sell the old one within three years.

Questions people ask

Do I pay stamp duty on a new build?

Yes, on the price you pay the developer, in the same way as on any other home. Incentives such as a deposit contribution or paid legal fees do not reduce the price for tax; a developer paying your stamp duty is paying it, not removing it.

When and how is it paid?

Within 14 days of completion in England and Northern Ireland and 30 days in Scotland and Wales. Your conveyancer files the return and pays it from the money you send for completion, so it is cash you need on top of the deposit.

Who counts as a first-time buyer?

Everyone buying must never have owned a home or a share of one anywhere in the world, and must intend to live in it. Inheriting a property counts as owning. In England and Northern Ireland the relief is only available on homes up to £500,000.
